Project implementation and results
The specialists of the State Enterprise PIK created a linked system, where the BIM model acted as the main source of data. They were then uploaded to several specialized services, where the binding of non-modeled elements and volumes of materials and works was performed, as well as the automatic formation of a technical and commercial proposal based on current data on the cost of germany phone number list materials and works.
Human involvement was kept to a minimum: the PTO department only checked the final result for compliance, after which a contract for construction work was drawn up.
As a result, the following results were achieved:
The contract generation process has become significantly faster and more accurate, allowing it to be used in more than 17 residential complexes.
Bug Tracking
The system automatically identifies errors in data, minimizing the influence of the human factor.
Systematization of the database of materials and works
Linking data according to uniform rules made it possible to reduce the work register and make the cost of contracts more predictable.
Saving time and labor costs
Reducing the number of stages of documentation preparation and automating processes made it possible to significantly reduce the labor costs of all project participants.
Problems and limitations
Despite the successes, the project has encountered some problems. For example, not all contractors are ready to work with highly detailed models, especially those who continue to use 2D technologies. Also, the model does not contain all the data that can be included in the contract, such as security services or equipment rental. And for non-standard objects or municipal projects, the system requires adaptation.
What's the bottom line?
BIM data plays an important role at all stages of design and construction, improving interaction between process participants and reducing labor costs. Although the implementation of BIM requires additional resources, these costs are justified at the stage of construction and operation of the facility.
Among the main advantages of using BIM data in development projects, Kristina Reshetnyakova highlighted:
Improving the quality of working documentation by controlling the unloading of data from the BIM model
Possibility of integration with purchasing, sales and work acceptance departments
Systematization of the register of works and materials and increase of predictability of costs thanks to automation tools
Saving time and labor costs when drafting contracts
In the future, PIK State Enterprise plans to use BIM to control the budget at the early stages of the project.
“Now, by uploading volumes of materials at early stages, it is possible to track the excess of established limits and make changes to the design documentation before the start of construction, which will save time, money and nerves for all participants in the process,” the speaker noted.
